The single-family house built in 1935 in solid construction, with basement and free standing has a total living space of approx. 115 m² on the ground floor, plus approx. 50 m² usable space on the upper floor. In the basement a further usable area of approx. 55 m² is available.
The in the country house style established dwelling house has altogether 3 rooms in the ground floor and three rooms in the upper floor, a separate kitchen with storeroom, a bath and a guest WC in the ground floor and a bath in the upper floor. Four further rooms and a garage are in the basement. Beside the residential building a second garage (approx. 21 m²) with a second gate to the garden side was built.
On the ground floor there is the large living room with a fireplace (year 35) and a winter garden, the dining room with a double door, a bedroom with a bathroom en suite, the separate kitchen with storeroom, the guest toilet and the spacious hallway. The ceiling height on the ground floor is 2.72m.
Presumably the residential house was inhabited at the beginning only in the ground floor and the upper floor was developed later. Due to the roof construction, the living spaces with a room height of approx. 2.20 m can only be used to a limited extent. Currently there are three small rooms and a bathroom with a bathtub on this floor.
The house has a basement. However, the cellar was partly built as a creep cellar. This floor comprises four storage rooms and a garage with a usable area of approx. 55 m². The room height in the cellar amounts to approx. 2.14 m and/or 1 m in the range under the dwellings to the garden side.
The dwelling house was built on a small hill, so that the garage in the UG can be driven on at ground level. To the street the property is bordered by a wall. The house entrance can be reached via a staircase. On the 808 m² large south property a garden house was established in the rear range and a second garage on the left house side. There are two parking spaces in front of the garages.
The commission to be paid by the buyer in the case of a purchase to us amounts to 7.14% of the agreed purchase price.
