The existing building was erected in 1983 with a floor space of approx. 69.0 m² and expanded over time by approx. 85 m² of usable floor space. The house is half with a cellar.
The original house consists of two rooms, a separate kitchen, a bathroom and a corridor.
In the year 1987 the house was enlarged by the extension. From a corridor, along the right and rear house side, two rooms a shower bath and a housekeeping room were attached. This extension with its outer wall meets exactly the two neighbouring property borders.

The 745 m² large property is buildable according to § 34 BauGB. The new building to be erected must fit into the surrounding buildings according to its type, size and use.
Experience has shown that a GRZ of 0.2 and a GFZ of 0.4 would be possible. This information must still be confirmed by the building authority in Stahnsdorf if a concrete building proposal is available. Under these conditions, a floor area of approx. 149 m² and a GFZ of 298 m² would be possible. The eaves height can be approx. 5 m.
